Houses in Leeds

Leeds proudly describes itself as the ‘UK’s favourite city’ and this old northern urban centre certainly does have a variety of amenities and activities to suit all tastes.

For anyone looking to find a new home in Leeds there are many houses and city centre flats as well as an abundance of properties in rural areas on the outskirts of the city.  According to a recent report commissioned by the BBC, the average price for a detached property is £312,788 but for those on a more modest budget the prices for semi-detached and terraced houses range can be much cheaper.  City centre flats can be bought for a reasonable price.

Leeds has a cosmopolitan reputation, many major firms have relocated to the city in recent years and the shopping and commercial centres have expanded.  The busy university attracts a large student population and parents often buy their offspring one of the city centre terraced houses to ensure their housing needs during their academic sojourn.  There are currently many houses for sale in Leeds that would be suitable for any purchaser looking to invest in a buy-to-let property.

With its vibrant night life and busy commercial centres many people move to Leeds in order to take advantage of employment opportunities as well as to enjoy the social aspects of the city.  The Yorkshire moors are close by and those planning to buy a house in the city will enjoy the many walks and the rugged landscape of the local scenery.  Leeds is proud of its industrial heritage and the new Granary Wharf development in the centre of the city will satisfy any urbanite who wants to buy a house right in the heart of the older part of Leeds.

Personalised Easter cards – a great gift this Easter

Easter is the most important celebration in the Christian calendar, when Jesus died and was resurrected. Along with Easter eggs, Easter bunnies and personalised Easter cards, the holiday marks one of the most beautiful spring traditions.

The week before Easter is called Holy Week and it is a week full of Christian traditions. The most important days to remember are Maundy Thursday and Good Friday. On Easter Sunday, Christians celebrate the day Jesus rose again.

Easter has no fixed date and varies between March 22 and April 25, so you need to double check when to send your Easter cards. You may wish to send your cards at the beginning of Holy Week or take time designing a card while you absorb the festive spirit. You may even want to get the children involved in the creative design process.

Keep in mind that while everyone seems to enjoy receiving Easter cards, not everyone is strongly religious. Think carefully about who will be receiving your card. You could pick a card that symbolises a non-religious Easter theme such as a decorated egg or Easter Bunny.

You can never go wrong with a personalised Easter card. Why not take a picture of your own painted eggs and use it to make personalised cards for your family and friends? Paint the eggs with the kids and take some pictures while you are having fun with the family. Surely a personalised Easter card with a picture of the grandchildren will make your mother really happy.

Taking a romantic trip to Paris next week

Me and my wife are taking a much needed romantic break to Paris in just over a week and I can’t wait. The grandparents are coming to stay at ours to look after the kids, so they can still go to school and this gives us the chance to go on holiday on our own for the first time in years.

I have been to Paris before, but my wife has never been so we will be doing the usual tourist things like going to the top of the Eifel Tower, visiting The Louvre and the Champs Elysses. The hotel is situated near the Eifel Tower and our room has a balcony overlooking it which is great.

I’ll have to get lots of money changed as I have a feeling that my wife will want to do a bit of shopping and I want to at least spend one night in a top restaurant when I’m there.

My Digital SLR camera is charged and ready to go, so we’re just waiting till Monday now.

I’ll post some pictures here when we get back :-)

Finding a Local Solicitor for Setting up a Business

When you set up a business, there may be an array of legal issues that may arise, and obtaining the right advice is essential.  A scheme known as Lawyers For Your Business has been set up to provide legal advice for small to medium sized enterprises.  Solicitors in Leeds can help you identify potential problems with your business and identify risks.  This could potentially prevent larger problems in the future and save you money.  Solicitors taking part in this scheme are located all over the country.

How Businesses are Structured

An important element to consider when setting up a business is the structure of the organisation.  It will ultimately determine the success or otherwise of the organisation and how you intend to develop and expand the business.  If you are going into business with other people, you need to ensure that necessary agreements are drawn up such as a shareholders or partnership agreement.  This is where you will need the assistance of a local solicitor, who will explain all of the terms and conditions of the agreements and advise on the best option for your business.

Property

If your business is going to operate from an office or other business building, you will need to consult solicitors in Liverpool for instance if your business is there and it is important that you fully understand the terms of the lease.  A solicitor can help with many issues related to setting up a business, whether it is from an office unit or a spare room in your own property.

GCSE Essay Tips

The GCSE (General Certificate of Secondary Education) is a qualification that must be taken by all students in the UK between the ages of 14 and 16. In order to prepare for the examination, students will have a lot of GCSE coursework to complete, and will also have to write GCSE essays. The essay-writing format is fairly simple and can be written like a five paragraph essay usually required in high school.

There are a few tips to remember when writing these essays and completing GCSE homework. Unlike university essays, the essays required for the GCSE should be simple and concise. These essays should include an introduction that clearly states what the essay is focused on, and this should be followed by evidence to show that research has been done on the topic.

The GCSE essays should contain specific relevance to the topic and should also contain some quotations to indicate that the student has in fact researched the topic. These essays are not like a-level essays or coursework. Instead, they are designed to offer a simple, yet concise understanding of a specific topic. The GCSE essay should not exceed five paragraphs and should be structured for easy reading, beginning with an introduction and ending with a conclusion.

High school students should be aware of how to develop and write their GCSE essays, and how to prepare for what lies ahead when they move to the university or onto A-level coursework. These essays will help students prepare for their future educational endeavours.

Bought the Turtle Beach Ear Force DSS for my Xbox 360

As you may know I play a lot of Xbox, especially Battlefield 3 and Fifa 12 and wanted to upgrade my headphones for a better pair. When searching online I came across the Turtle Beach Ear Force DSS which is a surround sound processor that changes any stereo head set into a surround sound one and I had to give it a go.

I also ordered a set of Turtle Beach X12 headphone to go with it and have been trying them out today. Here are my first impression of both the DSS and X12 together.

Set Up

The DSS is easy to set up, simply plug the optical cable from your Xbox to the processor and plug the headphones 3.5mm jack and USB into the front and its ready. You can control the volume and bass from the DSS as well as turn the surround sound processor on and off. The X12’s also have a bass boost as well as game volume and chat volume and a mic on/off switch.

Sound

The sound is amazing, in Battlefield 3 I can now hear where different sounds are coming from and whether someone is sneaking up behind me and the crowd chats in Fifa also sound great.

I turned the bass boost down on my headphones and used the bass from the processor as having both on is a bit overpowering.

I also tried the DSS with my old XLC headphones and it still sound good, but to be honest the X12’s are far better.

I would definitely recommend the Turtle Beach DSS for anyone who wants to experience surround sound without annoying the neighbours and although it sounds good even with a set of cheap headphones I’d also recommend getting a decent pair to begin with.

Should Your Company Try Invoice Factoring?

The tight credit market and the increasing popularity of invoice factoring has led to many businesses questioning if they should take that route in order to alleviate their cashflow difficulties. When deciding if a company should abandon chasing after business loans and permanently ease the likelihood of overdrafts by utilising invoice factoring, many are hampered by lack of information.

Although not a new concept, invoice factoring is unknown to many and misunderstood by many more. Invoice factoring is an arrangement whereby an institution will contract to buy a company’s invoices at a discounted rate and then assume the billing and collecting responsibilities. The institution that buys the invoices pays around 80 to 90 percent of their value immediately and then waits to receive payment from the debtors.

The reason why a company would pursue finding a buyer for their invoices is twofold. First, it receives a large percentage of the invoice value immediately, rather than having to wait 30, 60 or 90 days. Receiving money immediately for work or services performed allows the company to take advantage of discounts offered by its own suppliers for paying early. It also ensures supplies and labour costs are covered for coming projects and eliminates the need to constantly search out loans.

Secondly, the factoring company handles all billing, apart from the initial invoicing. The company saves labour costs as well as the awkwardness associated with trying to squeeze money out of clients whose patronage they want to keep. A factor, working with the invoices of many companies will have experienced personnel who are adept at handling many tasks that might be beyond the scope of the average company. Vetting potential clients to determine their credit worthiness is one such task, while having overseas contacts and the ability to bridge language differences is another.

The only way to know if it is right for your company is to consult with experts, such as Touch financial and investigate all of the options.

How to Make a Braided rug

The braided rug is made from scraps of old clothing or fabrics and is a great way to recycle old worn-out or out of fashion clothes that would otherwise end up in the rubbish bin.

You will need:
Scissors
Safety pins
Ruler
Clothespin or binder clip
Tapestry needle
Upholstery thread
Old clothing scraps

Begin by cutting up the old clothes into one inch wide strips that are at least a foot long.  Select three strips of cloth, pair them together at one end and secure them with a safety pin.  Using another safety pin secure the fabric pieces an inch away from the end of the fabric.  Begin braiding the fabric together and after braiding a foot long section secure it with the clothespin or binder clip to hold your position.  Continue braiding and move the clip up every foot.

Stop braiding and move the clip forward when you are approximately four inches from the end of the shortest strip.  Take a new strip of fabric and lay it over the end of the shortest strip.  Ensure that both pieces overlap and are secure.  Continue braiding until you have used all the fabric.

An inch or so before the end of your braid turn the ends of the cloth under the braid and sew them tightly to the braid.  Repeat this process with the other end of the braid.

The next phase requires you to tightly coil the braid to form a circle or oblong shape.  Using a zigzag stitch, and starting from the centre, sew the side-by-side portions of the braid together.  Repeat until the entire rug is sewn together, flip it over and place it where you want.

What Types of Solicitors are Available and How Can They Help?

At some point in your life you are invariably going to need help with a legal problem; whether it be buying a property or getting a divorce, solicitors can help with all aspects of the legal process. There are many different types of solicitors to choose from and below is a brief list of the most common and popular ones:

Generalised/ High Street Solicitors

These types of solicitors are usually the first to be visited by someone in need of legal help. These solicitors are trained in various aspects of legal code and if they cannot help you directly they will recommend a specialist solicitor to you.

Divorce Solicitors

Marriage is no longer a lifetime commitment and divorce is a common legal process when two people no longer want to be together. A divorce solicitor can help make sure that both parties are satisfied by dividing up assets and property and making sure that a fair settlement is achieved.

Property Solicitors

Buying a property is the single biggest purchase of most people’s lives and to make sure that everything runs smoothly and legally a property solicitor must be hired. A property solicitor (aka a conveyancing solicitor) makes sure that everything is legal, can help find a property surveyor and handles all legally binding documents. They can also advise you or any legal questions you may have.

Injury Solicitors

If you have been injured in an accident that wasn’t your fault then an injury solicitor can help you claim compensation. They can give you advice and file compensation claims against any companies or individuals that were responsible for your injuries.

Employment Solicitors

Employment solicitors can help settle employment related disputes such as unfair dismissals or discrimination cases.

So, whether you’re looking for solicitors in Milton Keynes or solicitors in Nottingham, the first step in taking legal advice is to find a reputable solicitor.

Doubling Down in Blackjack

When playing the card game Blackjack at your favourite casino or online gaming site, it is important to remember to follow the simple guidelines of doubling down your bet when it is appropriate and advantageous to do so.  After your cards have been dealt and it is your turn to hit or stand and you have viewed the dealer’s up card, you will also have the option to double down.  To notify the dealer you wish to do this, you verbally state you want to double down, and then place a second bet equal to the original bet, next to it.

You will be dealt one card, and one card only, and then your turn will be complete.  It is most common and advantageous to make this move when your two cards total ten or eleven.  Many find it not to their advantage, however, if the dealer is showing a face card and you are only holding ten.  There are many books you can research to calculate the exact percentages of this play, but knowing how and when to double down is an important piece of the puzzle when trying to win at Blackjack.
